Choosing a Neighborhood When You're Relocating to the Twin Cities: Edina, Minnetonka, or Woodbury?
You got the job offer, now which suburb do you actually pick?
It depends what you're optimizing for, but here's the quick version with real numbers: Edina's median home price was around $788,000 as of early 2026, the most expensive of the three, tied to its long-standing school reputation and proximity to downtown Minneapolis. Minnetonka sits in the middle at roughly $550,000, offering lake access and a strong school district at a lower price point than Edina. Woodbury is the most affordable of the three at around $510,000, with newer construction, a fast-growing east metro job base, and a shorter commute to the St. Paul side.
I'm Lesley Chinanga, a Realtor with Bridge Realty in the Twin Cities, and relocation buyers are some of my favorite clients to work with because the stakes are high and the timeline is usually tight. You're not just buying a house, you're picking the community your family will actually live in. Here's how I walk relocation clients through this decision.
- Start with your commute, not the listing photos. Edina sits close to downtown Minneapolis and the southwest suburbs, making it strong for anyone working near 494 and 100. Minnetonka is convenient to the west metro corporate corridor along 394 and 494. Woodbury is built for anyone working in St. Paul, Maplewood, or the east metro job centers, and it's a much easier commute if your new job is on that side of the river.
- Understand what you're actually paying for in Edina. Edina's price premium reflects decades of stable, well-funded schools and an established, walkable downtown core (50th & France). If school reputation and long-term resale strength are your top priority and budget allows, Edina holds its value extremely well.
- Minnetonka gives you more house and more lake for less. Minnetonka sits on multiple lakes, including Lake Minnetonka access points, and offers larger lots and newer construction than Edina at a meaningfully lower price point. Families who want space and water access without Edina's price tag often land here.
- Woodbury is the value play with room to grow. Woodbury has seen consistent new construction over the past decade, meaning more move-in-ready homes with modern layouts, and it's one of the fastest-growing communities in the east metro. If you want more square footage and a newer build for your budget, this is usually where relocation clients end up.
- Think about where your kids will actually go to school, not just district rankings. Rankings shift year to year and don't always reflect what a specific elementary or middle school feels like day to day. I always recommend relocation families schedule a school tour before making an offer, not just Google the district.
- Factor in your timeline for a mid-school-year move. If you're relocating outside of summer, ask your new employer's HR team about school transfer support and talk to me about timing your closing around a natural break, like a semester end, if at all possible.
- Don't skip a visit, even a short one. Photos and school ratings can't tell you how a neighborhood feels on a Tuesday evening. If your company relocation package allows a home-finding trip, use it to drive all three areas at different times of day before you commit.
FAQ
Which of these three has the best resale value long term?
Edina has historically held value the strongest due to sustained demand and limited new inventory, but Minnetonka and Woodbury have both shown steady appreciation.
Does my employer's relocation package usually cover closing costs?
Many corporate packages cover some closing costs or offer a lump sum, but coverage varies widely. I can help you understand what your specific package includes before we start touring.
Can I buy in one of these areas without seeing it in person first?
It's possible with video tours and a trusted local agent, but I strongly recommend at least one in-person visit before closing if your timeline allows it.
Are there more affordable pockets within Edina or Minnetonka?
Yes, both have condo and townhome inventory at lower price points than single-family homes, worth exploring if you want the school district without the full single-family price tag.
Next steps
Relocating is stressful enough without guessing on neighborhoods. Tell me your commute, your budget, and what matters most to your family, and I'll build you a shortlist across Edina, Minnetonka, and Woodbury before you ever have to take a day off work to fly in.
